
Just a few things to keep in mind
Booking Policies
Local travel is billed at $39 for any property over 60 minutes. Travel of 90 minutes or more will require custom travel fees.
If there are other location fees such as parking or usage fees, associated with my shoot, those will need to be discussed prior to booking and added into the invoice.
Weather happens, especially in Florida. While overcast weather can be ok for some shoots like MLS or Interior & design, I don’t typically recommend shooting in it and so I will offer a reschedule when necessary. If you are on a tight deadline and can’t reschedule, I can replace the sky, but I cannot guarantee the outcome will be as good as if we had waited for better weather.
If you need to reschedule your shoot, please try to do so with at least 24 hours advance notice. Reschedules within 24 hours may incur a $20 fee.
Galleries will reflect my portfolio. Factors beyond my control such as the condition of the property or choosing to shoot in suboptimal weather against my advice may contribute to an undesired outcome.
While I always strive to get each client exactly what they want, I cannot guarantee any single image, especially in the case of tethered shooting, where you get to see the process in real time.
Keep in mind that my photos represent my work and I select only the best for each gallery. In doing so, this may leave out requested photos or photos you may have seen in the raw, unedited form due to any number of factors.
It doesn’t happen often, but it does need to be acknowledged.
I am unable to edit MLS photos in a way that misrepresents the property, meaning, if you couldn’t change it while I am there, I am unable to edit it.
For shoots other than MLS listings, anything beyond my HDR processing, may require an additional fee.
While I retain the copyright to the images the images
can be used by you and/or your client or property owner to advertise the property and associated business, if any.
Images can be freely used on: social media and other digital platforms, websites associated to the property, print marketing, photographic printing, listing sites, personal wall art, etc.
Images may not be sold in any way, credited as your own work or given to another person not currently associated with the property for use, such as a real estate agent or new property manager.
Typical MLS shoots take about 1-1.5 hours on average, but maybe more or less depending on the home.
Larger shoots & interior design work can take 4-6 hours, depending on the home.
A full shoot with with video and twilights can take 8 hours or more.
MLS photos do not require any payment to book, and payment is due on shoot day in order to receive your photos.
Vacation rentals, interior design or other large scale projects require 25% down to hold your spot, with the rest due on shoot day.
MLS photos are typically back the next day (Monday-Friday) in most cases. If I am unable to get them back to you that day, I will let you know asap. You can expect delivery to start arriving late morning/early afternoon, and it goes by the order of my shoots. I do not deliver on Saturdays unless you request it in advance, and no deliveries take place on Sunday.
Other photos, such as interior design or STR photos require additional time, and are typically delivered in about 10 business days.
Video work will require a custom timeline.
Clients are welcome to be on site while I take photos, but need to be conscious of their movement and activity through the property to keep things exactly as they have been staged.
Typically, I will try to minimize the amount of ‘hiding away’ you’ll have to do, but it’s important to realize that even small things like a light turned off or crumpled sofa cushions or something left on the counters, can have a big impact if I only notice them while editing.
No other contractor (pool guy, landscaper, handyman, etc.) should be scheduled while we are there. This causes delays and workflow disruptions which can cause errors.
MLS listings should be ready to go at your booking time. I will go through each room when I arrive to make sure things are looking good, but this should only take a couple minutes per room.
For STR and design shoots, 1 hour of extended staging is included in your package, which is discussed prior and we can start staging when I arrive.
Each hour of extended staging is billed at $79 and includes things like moving interior/exterior furniture, heavy decluttering, table sets, getting vignettes ready, kayak and other amenity staging, etc.
All staging items, aside from bottle props & candles will be the responsibility of the client.
Each booking will receive a welcome guide, explaining the staging process and best practices.
I stand by my work always, and I am always willing to make it right when the situation allows.
All issues need to be brought up with in 72 hours and due to the nature of my work, I cannot reshoot any property in which the gallery has been downloaded.
Also, there are a couple of instances where I will not be able to reshoot or re-edit the photos as part of your package:
– If the issues are due to weather that I advised not shooting in, but you requested to keep the booking
– If the issues are due to property condition or people who were on site that day.
In the above examples, reshoots are billed at $79 per hour or your original package price, whichever is less.
We get some beautiful skies in Florida, which makes getting twilight photos a no brainer, however, not all houses will get great results.
For the best results, your house will need to have ample landscape and exterior lighting. This provides the contrast needed for the home to sparkle at night.
You’ll also need a decent view of the sunrise or sunset. Anything that is too far off from the the left, right or center of your home, will not yield great results. You want the sunset well within view of your lanai.
Weather is a big factor for twilights, and the sky plays a big role into how magical your home looks. For either sunset or sunrise, I will attempt twice (at my discretion) since they can be unpredictable.
If the sky does not cooperate after two attempts, then a sky replacement (complementary) or reshooting at $79/hour will be required.
